What we are

Not a hotel. Not a concierge service. A small group of hosts running their own private apartments in four central sestieri, with the spirit and care of a family. Large enough to be dependable, small enough to know which window gets the morning light in each one.

Twelve years have taught us one thing: a good stay is not made of grand gestures, but of a hundred small things done well. That is where we put the work.

  1. A home that is truly clean when you arrive

    Every apartment is prepared before your arrival to a standard we check in person, not by sampling. Fresh linen, rooms looked after, nothing left to chance: cleanliness is the first promise we keep.

  2. With you, from arrival to departure

    We never leave you on your own. From the moment you arrive, through the whole stay and up to your departure, you always know who to turn to. You get clear instructions for getting in and out, and a dedicated guide with everything you need: how the apartment works, and the bars and restaurants we recommend away from the crowds.

  3. A direct line, not a call centre

    During your stay you reach the people who run the apartments directly, over WhatsApp. No ticket queue, no script. We answer within a few hours, every day of the week.

We are not a property manager. We are the hosts.

A Venice apartment holds two things at once: an owner's investment, and a traveller's stay in a fragile city. Some operators automate both, chasing volume. We did the opposite: we used the volume, more than 30,000 stays since 2014, to learn exactly where a person still makes the difference, and we kept one there.

Why Venice

Because residential Venice is a quiet city. Because mornings on a fondamenta belong to those who sleep there. Because a city this fragile deserves more than one night, not tourism that passes through.
