Cookies

The short version

This site sets no advertising, profiling, or third-party analytics cookies. Today it uses only strictly necessary storage, which under Article 5(3) of the ePrivacy Directive and Article 122 of the Italian Codice Privacy does not require consent, so you will not see a consent banner. If we ever add a non-essential tracker, it will load only after you opt in through a banner with equal-weight Accept and Reject buttons, and you will be able to review or revoke your choice at any time.

What a cookie is, in this context

We use the word "cookie" loosely to mean any technique that stores or reads information on your device, including HTTP cookies, browser storage (localStorage, sessionStorage), and similar identifiers. The same legal rules apply to all of them, as confirmed by the European Data Protection Board.

Strictly necessary cookies are exempt from consent under Article 5(3) of the ePrivacy Directive, because they are required to provide a service you have explicitly requested (a logged-in admin session, or a record of your own consent choice).

Third parties that receive your IP address

Some features connect to external services to work. These do not store or read information on your device, but serving their content necessarily involves your IP address:

• CARTO supplies the basemap tiles for the apartment maps. When a map loads, your IP is sent to CARTO so it can return the tiles.
• Cloudflare Web Analytics provides cookieless, aggregate traffic measurement. It does not set cookies, does not store identifiers, and does not track you across sites. It was confirmed compliant with Article 5(3) ePrivacy by Cloudflare in its public documentation, on the basis that no information is stored or accessed on the visitor terminal.
• Vercel hosts this site at the edge; its proxy logs include your IP for the time needed to deliver the page and protect against abuse.

What we do not do

• No advertising cookies, no remarketing pixels.
• No social-network share trackers.
• No session replay or behavioural recording.
• No fingerprinting, no cross-site identifiers.
• No "cookie wall": access to content is never conditional on accepting cookies.
• No pre-ticked boxes or dark patterns. Should a banner appear, Accept and Reject will have equal visual weight as required by EDPB Guidelines 03/2022 and the Garante.

Managing your choice

Because no non-essential cookies are currently used, there is nothing to switch off here. Should that change, a "Cookie preferences" link will appear in the footer of every page so you can review your consent or withdraw it at any time, with no detrimental effect on access to the site (Article 7(3) GDPR).

Independently of this site, you can configure your browser to block or delete cookies. The relevant settings are documented by each browser vendor: Chrome, Safari, Firefox, Edge. Note that blocking strictly necessary cookies will sign administrators out of the dashboard.

This site honours the Global Privacy Control signal (GPC). If your browser sends a GPC header, we treat it as an objection to any non-essential processing based on legitimate interest. Today this has no practical effect because no such processing takes place.

Changes to this policy

Every time we add or remove a service that affects the inventory above, we update this page and, where consent is involved, bump the revision number of the consent record so you are asked again.
